MANILA, Philippines — Market! Market! is staying in Bonifacio Global City for more than another decade after Ayala Land Inc. secured a 12-year-and-seven-month lease extension for the property.

Ayala Land, through Station Square East Commercial Corp., finalized the agreement with the Bases Conversion and Development Authority, allowing the company to continue operating Market! Market! beginning June 5, 2027.

As part of the deal, Ayala Land committed around ₱1 billion to modernize the commercial center and transform it into an integrated retail and mobility hub.

The redevelopment will prepare Market! Market! for its integration with the Bonifacio Global City Station of the Metro Manila Subway Project, which will be located within the property.

Ayala Land President and CEO Anna Ma. Margarita Dy said the company plans to reinvent and modernize Market! Market! as BGC continues to evolve around major transportation and commercial developments.

The planned upgrades are expected to strengthen connections between retail spaces, road transport, and the future subway network.

BCDA President and CEO Joshua Bingcang said the redevelopment is also aimed at maximizing the economic and social value of the government-owned property while improving public access to BGC.

Market! Market!, which opened in 2004, has long served as one of BGC’s major commercial and transport gateways.

Its original lease was set to expire in 2027, prompting earlier discussions over the future redevelopment of the roughly 10-hectare property.

With the extension secured, the mall is now positioned to remain operational while transitioning into a transport-oriented development linked directly to the Metro Manila Subway.
